As of 1 May 2026, the Renters' Rights Act moved from future reform to day-to-day operating reality for private landlords. For many landlords, this is not just a policy update. 2. Section 21 is gone

The biggest headline change is the abolition of Section 21 "no-fault" evictions for affected private tenancies.

Landlords can no longer rely on the old route of ending an assured shorthold tenancy simply because a fixed term has ended.

The tenancy structure has also changed. Assured shorthold tenancies are replaced by assured periodic tenancies for affected private rented sector tenancies.
